Units connected by party walls in a single building. •
H. "Townhome Complex" shall consist-of more than one (1) .
Townhome in a single building.- _
- I. "Dwelling Unit" shall mean and refer to any portion of
a building situated upon The Property designated and intended for
-use and occupancy as a residence by a single family. ~ _

PLATTING AND SUBDIVISI.ON RESTRICTIONS
The Developer and the present owner from whom the Developer
hays a contract•to purchase the Parcels herein shall be .entitled at
any time and from time to time, to~plat and/or re-plat-ai1 or any -
part of the Property, and to file subdivision restrictions and/or
aalendments thereto with respect to any undeveloped-portion or portions
of The Property without the consent of owners of Dwell-ing Units on

- PURCHASER'S TITLE - - -
1. Each purchaser of_a townho~s Dwelling Unit shall -
receive -fee simple title to i=t. It .shall be .tile duty of the unit
owner to oroperly-maintain the three (3) foot wide unimproved area
adja-cent to the Dwelling Unit including the Courtyard, on each side
of the Dwelling Unit that does not abut another Dwelling Unit ac-
cording to the same standard of care as the common areas. This
-three (3).foot area is for lawns or other landscaping and not for- -
the construction of any building,-fence or other structure. Mhere F
a party wall divides two (2) Dwelling Units, the-owner of each unit i
_ shall own up to the mid-point of the party wall. -

Common Areas existing as a result of the construction of each
building and-the Dwe ping Units cgntained therein, or which may

come into existence hereafter as a result of settling or shifting
