B. An easement in favor of the other Dwelling Units- - to use the sewer pipes, water pipes, wires, ducts., cables, conduits, public utility Zinas and electric-meter boxes located in, on or - under any of the other Dwelling Units, buildings or. elsewhere on' "Tarpon Bay Villas=," and serving the Dwelling Unit, a diagram of the location of these easements- beiag attached hereto as -Exhibit A.~ - 4.. The easements, licenses, rights and privileges estab-~. lished, created and granted by this-instrument shall be for the benef~t.of, and restricted solely to, the Owners from time to -time of Dwelling Units in "Tarpon-Bay .V.illas" their tenants, the families of such owners or tenants and their-guests, for-the duration of their ownership or tenancy, but the same is not intended nor shall it be construed as creating any rights in or for the benefit of - the general public.. _ 5. The exclusive right of one parking-space for .each Dwelling Unit. - ARTICLE IY THE TARPON BAY VILLAS H0~!EOWNERS ASSOCIATION A. MEMBERSHIP - _ - Every record. fee simple Owner of a Dwelling Unit -irt this development, including the Developer agrees to become and - shall.be a member of the Association, provided that any person or entity who holds such. interest only as security for the per- _ formance of an obligation shall not be a member. _At such time as said Owner no longer holds fee simple ownership of any Dwelling Unit, membership in the Ass-ociati on ceases. -5- _ -
