HomeMy WebLinkAbout2603 F time of transfer of title to the Common Area, to the Association, the Association shall .accept the conveyance of title to it, shall continue to be bound by this Declaration, the Articles of-Incor- poration and By-Laws as long as they are members. All obligations including but-not limited to the. payment of assessments shall cease for- the Developer when membership of~the Developep in the-Association . terminates. The termination of obligations- shall apply to each other- member when membership of such member terminates ire the Association. D. PURPOSES.OF THE ASSOCIATION - The Articles of Incorporation of the Association shall specify its purposes-and duties which shall include-but not be limited to the following: 1. To hold fee simple-title to the Common Areas upon. - conveyance by the~0eveloper upon sale of the last Dwelling Unit to - be constructed or the last Parcel to be-sold ar five (5) years from - the date of recording this Declaration of Covenants, Restrictions and Easements whichever event first occurs, such conveyance to be subject to any mortgages. for improvements to such Common Area, a - taxes for the year of conveyance and the covenants ,-restrictions and _ easements of rec`o~d. - - I - 2. 7o enforce al.l of the covenants, restrictions, con-di- b ons, limitations and reservations contained in the deed of convey- ance and in the recorded Declaration of Covenants, Restrictions And Easements. . 3. To maintain-, press-rve and improve the Common Area and to keep it clean and sanitary, including the removal of weeds-and - ~ubbish and to assess each Parcel or Dwelling Unit Owner equally for the costs of such maintenance. - To maintain such fire, windstorm, flood, vandalism, malicious mischief, liability, medical, extended-coverage, workmen's compensation and any other type of insurance as .the Board of Directors - may from time to time deem necessary. 5.
