Directors to be a hazard to public health may be corrected immediately as an emergency matter by the Association. The cost to the Association caused by such violation or~default shall be charged to the Dwelling Unit Owner as a~ specific, item, whi ~h shal 1 be a l i en. against said . - Dwelling Unit-and enforceable in the-same manner .as set forth in the Declaration o-f Covenants, Restrictions And Easements, the Articles-of Irtco~poration and these 8y-Laws for dens - created by any type of default. ~ - B.- Negligence or Carelessness of Dwelling Unit Owner. Each Dwelling Uni-t Owner shall be liable for the. expense of any maintenance, repair or replacement rendered necessary by his act, neglect or carelessness, ar by that of .any member of ` - _ _ _ _ hi s Tani ly, or -his - or _ thei r guests, enpl:oyees, agents or _ lessees, but only to_ the extent that such expense is not met _ by tfie proceeds of insurance carried by the Association. Such- - ~i.iability shall include any increase in insurance rates - occasioned by use, misuse, occupancj? or abandonment of any Dwelling Unit or-~its appurtenances.
