ARTICLE XII -
_ NOTICES
Whatever notices are required to be sent hereunder
.shall be sent or delivered in accordance with the applicable !
- provisions for notices set forth in the Declaration of~Cover

nants,-Restrictions and Easements. -

ARTICLE XIII ~ -
CONTINUING LIABILITY
- The termination of membership in the Association
-
-shall not relieve or release any former owner of a Dwelling
Unit from any liability or obligation .incurred or in any
" way connected to said~Dwell-ing Unit Owner's Dwelling Unit during
- the period of such ownership and membership, nor shall such ter-
mination impair any nights or.remedies which the Association may
.have against such Dwelling Unit Owner arising out of or in -
any way connected with such ownership and-membership and the
- .covenants and obligations incident thereto.. -
ARTICLE XIY
LIMITATION OF LIABILITY
Notwithstanding-the duty to the Association to
- maintain and repair the Common Area, to undertake external -
inaintenance and repair-under certain circumstances,-the
Association shall not be liable for injury or damage caused
by a latent condition in the property, nor for injury or _
- damage .caused by the elements or by Dwelling Unit Owner(s)
or other person(s).
ARTICLE XY - -
SEAL _ -
The Association shall"nave a seal in circular form,
having within its circumference the words; The Tarpon Bay Villas -
Homeowners Association, Inca, a corporation not for_ profit,
1979. - "
