The undersigned, by these Articles, associate themselves for the purpose of forming a corporation, Mot~for~Profit, under Chapter . ~ _ 617, Florida Statutes, -and certify as follows: - " _ - ~ ARTICLE I - • NAME - The name of the corporation will be the Tarpon Bay Villas-Nome- owners-Association, Inc., hereinafter sometimes refexred to as the Association.- - ARTICLE II _ PURPOSES _ " The purposes for wh~icli the Association is organized are as follows: - A._ To-hold-fee simple title to the Common Areas upon conveyance by the Developer upon sale of the last Dwelling-Unit to be sonstructed or"the last Parcel to be said ur f-i-ve (5) years from the date of recording the Declaration of Covenants, Restrictions and Easements whichever event first occurs, such conveyance to be subject to any mortgages for improvements to such. common area, taxes for the year of conveyance and the covenants, restrictions and easements- of record. - B. -To enforce all of the covenants, restrictions, conditions, limitations and reservations contained i.n the deed of conveyance and in the recor-ded Declaration of Covenants, Restrictions and Easements. C. To maintain, preserve and improve the .Common Area and to - keep ~it clean and sanitary including the removal of weeds-and rubbish and. to assess .each Dwelling Unit owner equally for the_cost-of such - - maintenance. D. Tv provide an entity for the purpose of administering the Common Areas.' - E.. To maintain and/or repair paving, landscaping, street lights and equipment, both real and personal used in.the Common Areas for which the obligation to maintain and repair has been delegated and accepted.
