WITNESSETH:
That Grantor, for and in -consideration of the sum of TEN (110.00)
DOLLARS and other good and valuable consideration paid by Grantee, the
receipt-of-which is hereby acknowledged, has granted, bargained, and sold to
-Grantee. and Grantee's heirs and assigns, forever the following described real

SECTION II (the "Condominium") according to the Dedara-
lion of Condominium thereof, recorded in Offidal Records

Grantee, by acceptance hereof, and by- agreement with Grantor hereby
expressly assumes and agrees to be bound by and to -comply with all of the -
covenants, terms, conditions and provisions set forth and contained in the.
aforedescribed -Declaration of Condominium, including, but not limited Lo, the
obligation to make payment of assessments for the maintenance and operation
of the Condominium which ma be levied a ainst the above described Apart-
meet. Grantee expressly acknowledges the existence "of a Settlement Stipul~-
lion and- Agreement for and Grant of Easements and ~ Other Rights (the "Settle-
ment Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants"), as hereinafter set, forth. -The Settlement Stipu-
lotion provides for this Condominium to be served by certain fadlities of High
Point. of Fort Pierce Condominium Section 1 and the Protective Covenants
provides for certain land use covenants .upon the land areas described therdn -
(including, but not limited to, portions of the land areas .included within this
Condominium) and provides for certain drainage easements and other ease- -
menu and rights including, but not limited _ to, the` "Roadway Easement", -
"Sewage System Rights.", "Water System Rights"- and "Future -Development'
Property Drainage Easement", all as are more -particularly described thorein,
all in addition to- the other matters set forth in the Settlement .Stipulation and-
-Protective Covenants, which other matters -include, but are not limited to, the
-obligation to pay certain "Assessments" as are- respectively set forth in the
Settlement Stipulation and Protective Covenants . Grantee expressly acknowl-
~ edges and assumes the obligation to pay the amounts- assessed against tta .

acknowledges that "Assessments" under both - the Settlement Stipulation and
