expenses incidental to the .preparation and execution of the ~
deed and other evidences of title required by the government.
5. DEED, PAYI~NT OF PURCHASB PRICB: TbP Seller further
agrees to convey-the lands to the Buyer by Warranty Deed,-in
the form, manner and at the time required by the Buyer; said
Deed conveying to the Buyer a valid and unencumbered, inde-
feasible fee-simple title to the land meeting all re4sirements
of the State of Florida; that the purchase price shall-be paid
at that time and that-the lands, including any improvements
thereon, shall be .delivered in the same condition as they now-
are, customary use and wear excepted.- ~ -

- - 6. PRORATION OF TARES AND ASSESSMENTS: Taxes, water -
assessiaents,-and other general and special assessments of
whatsoever nature for-the year in which the closing of the
transaction takes place, shall be prorated as of the date-of-
.the closing of such transaction, it being expressly agreed -
that for the purposes of such proration, the-tax year shall be
deemed to be the calendar year. If the closing of-the trans-
action shall-occur before the tax rate is fixed, the
apportionment of taxes "shall. be on the basis of the tax rate j
for the.next preceding year applied to the latest assessed
valuation.
7. EXERCISE OF OPTION: This option shall be exercised
by the Buyer at any time while-the offer herein shall-remain
- in force by mailing or delivering in person a written notice

8.- RESTRICTION ON SALE TO OARS: The Seller agrees not

9. ENTIRE CONTRACT: This Agreement shall constitute the
entire Contract between the parties hereto and no modification
