Grantee, by acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees Lo be bound by and to cmnply with all of the
covenants, terms, conditions -and provisions set forth and contained the
aforedescribed Declaration of Condominium, including, but -not limited to, the _ '

ment Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants"), as hereinafter set forth.- -The Settlement Stipu-- _
lation provides for this Condcsainium to be served by certain facilities of High - ~

provides for certain land- use covenants upon the land areas described therein
(including, but not limited to, portions of the land areas included within this

ments and rights including, but .not limited to, the "Roadway Easement",
" "Sewage System Rights" , "Water System Rights" . and "Future Development" _
Property Drainage Easement", all as are more particularly descrfbed therein,-
all in addition to~ the other matters set forth in the Settlement Stipulation and
Protective Covenants, which other matters include, but are not limited to, the
obligation to pay certain "Assessments" as are respectively set forth in the
Settlement -Stipulation and Protective Covenants . Grantee expressly acknowl-
edges and assumes the obligation to pay the amounts assessed against the
Apartment under both the Settlement Stipulation and Protective Covenants and
acknowledges -that "Assessments" under .both the Settlement Stipulation and
Protective Covenants against all properties now or hereafter included within
