(f) "Properties" shall mean and refer to that certain real property hereinbefore described, and such additions thereto as may hereafter pe brought within the jurisdiction of the Association. (g) "Lot" shall mean and refer to any plot of ;land shown upon any recorded Subdivision map of the Properties. ~ ARTICLE III CONVEYANCES MADB BY DEVELOPER OR OTHER. i ~ CURRENT OWNERS OF RECORD 4 Whether or -not provision therefore is specifically }stated in any conveyance wade by the Developer or the other current Owners of record of their respective lots in the Subdivision, the Owner or occupant of each such lot, by acceptance of title thereto or by taking possession thereof, covenants and agrees to all of the provisions of-this Declaration of Protective Covenants. ARTICLE IV USE RESTRICTIONS s 1. No tents or temporary buildings shall be e 1eeected upon said lots nor shall any trailers be placed `thereon without consent in writing from the Association herein. No fences or hedges shall be over four (4) feet in IJ height with exception of rear lot line of aII lots. M' 2. .The plans of all buildings to be erected on 'the lots shall be submitte3 in advance to the Association, ,pits successors, or assigns, and its approval thereof obtained in writing before any work on said building shall start. ;;The Association shall approve or disapprove such plans ;'within thirty (30) days after such plans have been submitted `'to it. The-plans of all buildings erected prior. to the ;date of the recordation of this Declaration are deemed to ,:have been approved. 3. Only one, one family residence, with minimum of two thousand (2,000) square feet of living area, one ~jprivate garage, and one guest house shall be erected on any i,one lot. S4ch a guest house, however, is restricted in size ;;that it may not exceed 25~~of the area of the main building i!exclusive of attached garage, patios and porches.
