WITNESSETH:
That Grantor, .for and. in consideration of the sum of TEN (110.00)
DOLLARS and other good and valuable consideration paid by Grantee, the
receipt of which is hereby- acknowledged, has granted, bargained, and sold to .
Grantee and Grantee's heirs and assigns forever the following described real
property situated, lying and being in St. Lucie County, Florida, to wit:

- SECTION II (the "Condaninium") according to the Declara-
tion of Condominium thereof, recorded in Official Records
Book 304 at Pages 1396 through 1508 of .the Public

may have been amended by any amendments thereto
hereto filed in. the Public Records of St. Lude County,
Florida including, but not limited to, any amendment td
add the aforesaid Phase to the Conda~minium (if such
Phase be other than Phase I thereof).
Grantee, by ~ acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees to be bound by and to comply- with all of the
covenants, terms, conditions and provisions set forth and contained in the
aforedescribed -Declaration of Condominium, including, but not limited to, the
i obligation to make payment of assessments for the maintenance and operation
of the Condaniniuai which may be levied against the above described Apart-
meet. Grantee expressly acknowledges the existence "of a Settlement Stipula-
tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
went Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants") , as hereinafter set forth . -The Settlement Stipu-
lotion provides -for this Condaninium to be served by certain fadlities of High y
Point of Fort Pierce Condominium Section 1 and the Protective Covenants
provides for certain land use covenants upon the land areas described therein
(including, but not limited to, portions of the land areas included within this
Condominium) and provides for certain drainage easements and other ease-
menu and rights including, but not limited to, the "Roadway Easement",
. "Sewage System Rights" , "Water System Rights" . and "Future Development
Property Drainage Easement", all as are more particularly described therein,
all in addition to' the other mattrers set forth in the Settlement Stipulation and
Protective Covenants, which other matters include, but. are not limited to,-the
obligation to pay certain "Assessments" as are respectively set forth in the
Settlement Stipulation and Protective Covenants . Grantee expressly acknowl-
edges and assumes the obligation to pay the amounts assessed against the
Aparnosent under both the Settlement Stipulation and Protective Covenants and
ackno~wiedges that "Assessments" under both the Settleanent Stipulation and
Protective Covenants against all. properties now or her4after included within
