WITNE~SSETH:
That Grantor, fore and in consideration of the sum of TEN (=10.00)
DOLLARS and other good and valuable consideration paid by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to
Grantee and Grantee's heirs and assigns forever the following described real
property situated, lying and being in St. Lude County, Florida, to wit:
The Condominium Parcel. known as AparOonent 5 20 -C of
Phase IV of HIGH POINT OF FORT PIERCE CONDOMINIUld
SECTION II (the "Condominium") according to~ the Declare=
lion of Condominium thereof , recorded in Offidal Records
Book 304 at Pages 1396 through 1508 of the Public
Record St. Lude County, Florida as such Declaration
may have been amended by any amendments thereto
hereto filed in. the Poblic Records of St. Lude County,
Florida including, but not limited' to, any amendment to
add the aforesaid Phase to the Condominium (if such -
Phase be other .than Phase I thereof):
Grantee, by acceptance- hereof, and by agreement with Grantor hereby
expressly assumes and .agrees to be bound by and to oanply Mrith all of the
covenants, _ temps, conditions and provisions. set forth and contained in the
aforedescribed Declaration of Condominium, including, but not limited to, the
abllgation to make payment o~ assessments for the maintenance and _ operation
of the Condominium which may be levied against the above described Apart-
meet. grantee expressly acknowledges the existence ' of a Settlement Stipule-
lion and Agreement for and Grant of Easements and Other Rights (the "Settla-
meet Stipulation") and a Dedaration of Protective Covenants and Restrictions

. "Sewage System Rights" , "Water System Rights" . and "Future Development
Property Drainage Easement", aII as are -more .particularly described therein,
all in addition to' the .other. matters set forth in the Settlement Stipulation and
Protective Covenants, which other matters include, but are not. liffited to, the
obligation to pay certain "Assessments" as are respectively set forth in the
Settlement Stipulation and Protective Covenants . Grantee expressly acknoM?1-
edges and assumes the obligation to pay the aaaunts assessed against the
Apartment under both the Settlement Stipulation and Protective Covenants and
acknowledges that "Assessments" under both the Settlement Stipulation and
Protlective Covenants against aU properties now or hereafter included within
