WITNESSETH:
That .Grantor, for and in consideration of the sum of -TEN (:10.00)
DOLLAR8 and other good and valuable consideration paid by Grantee,- the
receipt of which is hereby acknowledged, has granted, bargained, and sold m
Grantee and Grantee's heirs and assigns forever the following described real

SECTION II (the "Condominium") according to the Declare-
tion a~ .Condominium thereof, recorded in Official Records
Boole 304. at Pages 1396 through 1508 of .the Public
Records ~ St. Lude County, Florida as such Declaration
may have been amended by any .amendments thereto
hereto filed in- the Public Records of St. Lude County,
Florida -including, but. not limited to, any amendment to
add the aforesaid Phase to the Condominium (if such
Phase be other than Phase I thereof).
Grantee, by acceptance hereof, and by agreeq~ent with Grantor hereby
expressly assumes and agrees to be bound by and do comply with all of -the
covenants,. terms, conditions and provisions set forth and contained in the
aforedescribed Declaration of Condominium, including, but not limited to, the
obligation to make payment of assessments for the maintenance and. operation
a# the Condominium which may be levied against the above described Apart-
meet. Grantee expressly acknowledges the existence "of a Settlement- Stipule-
lion and Agreement for and Gant of Easements and Other Rights (the "Settle-
went Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants"), as hereinafter set forth. -The Settlement Stipu-
lotion provides for this Condominium to be served by certain facilities a# High
Point of Fort Pierce Condominium Section 1 and the Protective Covenants
provides for certain land use covenants upon the land areas described therein
(including, but not jfmited to, portions of the land areas included within this
Condominium) and provides for certain drainage easements and other ease-
ments and rights including, but sot lhnited to, the "Roadway Easement",
. "Sewage System Rights" , "Water System Rights" . and "Future Development
Property Drainage F.asaaQeat", all as are more particularly described therein,
all in addition to' the .other matters set forth in the Settlement Stipulation and
Protective Covenants, which other matters include, but are not lindted to, the
obligation Lo pay certain "Assessments" as are respectively set forth in the
Settlement Stipulation and Protective Covenants . Grantee expressly acknowl-
edges end assumes the obligation to pay the amounts assessed against the
Apardo~ent under both the Settlement Stipulation and Protective Covenants and 1
acknowledges that "Assessments" under both the Se t Stipulation and ~
Protective Covenants against all properties now or h~ter included within }
