receipt of which is hereby acknowledged, has granted, bargained, and sold to -

Grant, by acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees Lo be bound by and to comply with all of the
covenants, terms, conditions and provisions set forth- and contained in the
aforedescribed Declaration of Condominium, including, but not limited to, the
obligation to make payment of assessments for the maintenance and operation
of the Condominium which may be levied against -the above described Apart-
- meet. Grantee expressly -acknowledges the existence ' of a Settlement Stipula-
lion -and Agreement for and Grant of Easements and Other Rights (the "Settle-
went Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants"), as hereinafter set forth. -The .Settlement Stipu-~
latlon provides for this Condominium to be served by certain facilities of -High
Point of Fort Pierce Condominium Section 1 and the ,Protective Covenants
provides for certain land use covenants upon the land areas described therein
(including, .but not limited to, portions of the land areas included within this
Condominium) and provides for certain drainage easements and other ease-
manta and rights including, but. not limited tp, the "Roadway Easement",
"Sewage System Rights", "Water System Rights" . and "Future Development
Property Drainage Easement", all as are more particularly described therein,
all in addition to' the .other matters set forth in the Settlement Stipulation and
Protective Covenants, which other matters include, but, are not limited to, the
obligation to pay certain "Assessments" as are respectively set .forth in the
Settlement Stipulation and Protective Covenants . Grantee expressly acknowl-
edges and assumes the obligation to pay the amounts assessed against the
Apartment .under both the Settlement Stipulation and Protective Covenants and
acknowledges that "Assessments" under both the Set1~t Stipulation and
Protective Covenants against all properties now or her ter included within
