"i County, FL legally described as follows:
That part of the West 858 feet of the NWl/4 of the NW 1/4
lying North of Canal 71, Section 33, Township 35 South,
Range 40 Bast, St. Lucie County, Florida, L83S AND EXC$PT
the Easterly 184 feet-thereof.

~ The restrictions and covenants hereinafter set out
are to run with the land and shall be binding upon all parties
and all persons owning lots in the aforementioned subdivision
or claiming under them.
If the owners of said lots, or any of them, or their
heirs or assigns shall violate any of the covenants hereinafter
set out, it shall be lawful for any other person owning real -
property situate in said subdivision to bring any proceedings
at law or in equity against-the person or persons violating
any of such covenants and either to prevent him•from doing so

or to recover damages for such violation, or both.
Invalidation of any of these covenants by judgment or
court order shall not affect any of the above provisions which
shall remain in full force and effect.
1. LAND USE AND BUILDING TYPE.
No lot shall be used except for residential purposes. _
Except as otherwise provided herein, no building shall be
erected, altered, placed or permitted to remain on any lot _
other than one single family residence with a minimum of
sixteen hundred (1,600) square feet of living area plus one
two car closed garages attached to main building. The sixteen
