15. TERM. -
These Reetriative Covenants, as_they may be amended
from time to time, shall run with the land and.ahall ba
binding upon all parties and all persons claiwing under them
for a period of twenty (20) years from -the date of the- re-~
I cording hereof. After said initial twenty (20) year period,
these covenants shall be autoaaatically extended for successive
periods of. ten (10) years unless an inetrnment signed by a
majority of the then record owners of lots in the subdivision

16. RffiKEDIES FOR VIOLATIONS.

covenant herein contained by any person shall give the undersigned
and any lot owner,. in addition to all other remedies, the right to
proceed at law or in equity to compel a compliance with the terms
of said conditions, restrictions or covenants and to.prevent
the violation or breach of any of them. In addition to the
foregoing, the undersigned and any lot o~rner shall have the
right, whenever there shall have been built any structure
which is in violation of these restrictions, to enter upon the
property where such a violation of restrictions exist, and to
summarily abate or remove .the same at the expense of the owner
thereof and such entry and abatement or removal shall not be
deemed a trespass.
17. ASSESSMENT FOR MAINTENANCE OF COIrII?SON AREAS.
Until fifty (508) percent of the lots in the subdivision
have been sold and closed, the undersigned developer shall pay
for all costs of maintenance of the comawn areas. After fifty
(508) percent of said lots have been sold and closed, all lot
owners shall become responsible for an equal prorate share of
the continuing cost of maintenance of the road, lake, entrance
