F. The P~.aintiff and Defendant agreed and stipulated
in open Court that .3,f Defendant pays to Plaintiff the sum of
$1,500.00 towards this Judgment not later than Tuesday, February 5, _
180, and the balance of tI'ie Judgment in the amount of $2,821.40
not later than thirty (30) days from February 4, 1980, that Plain-
tiff will refrain from having the above-mentioned property sold to~
satisfy Pldintiff's Judgment and lien. The parties further stipu-
lated however that should Defendant default in any of the terms of
this Stipulation, that Plaintiff may have the subject property sol
according to law.
It is therefore ORDERED AND ADJUDGED;
1. That Plaintiff has a Final Judgment ag4:,Kst Defendant
in the amount of $4,321.40.
2. That Plaintiff holds a lien for the total sum of
$4,321.40 supeXior to any cla~,m or estate of the Defendant on the
property described as;
Lot 25, Block 245, PORT ST. LUCIE,
SECTION SIX, according to the Plat
thereof, as recorded in Plat Book
12, Page 36, Public Records of St.
Lucie-County, Florida.
3. That if the total sum owed by Defendant to Plaintiff
is not paid in accordance with the Stipulation entered into
between the parties in open Court and set forth above, the Plain-
tiff may request this Court to enter an Order directing the Clerk
of the Court to sell the property at public sale to the highest
bidder for cash, in accordance with Section 45.031 of the Florida
Statutes. In such event Plaintiff shall advance all subsequent
costs of this action and shall be reimbursed for them by the Clerk,
i.f Plaintiff is not the purchaser of the property at the sale. If
Plaintiff is the purchaser, the Clerk shall credit the bid of the
Plaintiff with the total sum and interest accruing subsequent to
