ARCHITECTURAI. PLANNING CRIT$RIA
WHEREAS, the Amended Declaration of Covenants and Restrictions
for Bay Colony of Stuart provides that there shall be an Architec-
tural Review Committee; and
WHEREAS, the above-referenced Amended Declaration of Covenants
and Restrictions for Bay Colony of Stuart (hereinafter referred to
as the "Declaration") provides that the Board of Directors of Bay
Colony of Stuart Property Owners Association, Inc., (the "Association")
on recommendation of said committee, shall adopt and modify or amend
from time to time Architectural Planning Criteria for Bay Colony of
Stuart (hereinafter referred to as the "Subdivision"), which criteria
are to be set forth in writing and made known to all owners and all
prospective owners in the Subdivision;
NOW, THBREFORE, the Association has appointed a committee to
be known as the Architectural Review Committee and in accordance with
the duties and obligations imposed upon said committee by the
Declaration, the Board of Directors of the Association, upon recom-
- mendation of the Architectural Review Committee, does hereby adopt
the following Architectural Planning Criteria:
1. Plan of Development. It is the plan of the Association that

the subdivision be developed into a highly restricted community of
quality homes using predominately wood, cedar shake roofs and natural
tones. Other materials will be considered but must be compatable
with the above and must be approved by the Architectural Review
Committee. The Architectural Review Committee shall evaluate the
proposed improvements with emphasis upon their harmonious incorpor-
ation into the community as a whole and with specific emphasis on
external design, location of the improvement in relation to the
surrounding structures and/or improvements, topography and conformity
to the restrictive covenants imposed hereunder and under the Declaration.
2. Building Type. No building shall be erected, altered,
placed or permitted to remain on any lot other than one detached
single-family dwelling containing not less than 2,000 square feet of
