livable enclosed floor area.. In the case of s two-story dwelling,
the ground floor shall contain at least 1500 square feet. All
computations of floor apace shall exclude open or screen porches,
terraces, and.garages. The maxi.num height of a dwelling shall not
exceed. 30 feet above the highest point of elevation on the lot: Bach
dwelling shall have a private, enclosed. garage for not Iese than two
(2) nor more than four (4) cars with a minimum width .of 22 feet and
a minimum depth of.20 feet. Unless approved by'-the Architectural
Review Committee as to use, location and architectural design, no
garage, .tool or storag® room may be constructed separate and apart
from the residential dwelling, nor can any such structure(s) be con-
structed prior to construction of the main residential dwelling.
3. Plans.- All plans must be in quarter-inch scale drawn in a
professional manner by a registered and licensed architect and shall
include the following:
(a) A plot plan accurately drawn to scale showing all
building setbacks, easements, drives and walks.
(b) Foundation plan, floor plan, exterior elevations of
building as they will actually appear after all backfilling and land-
. scaping is done from finished ground up.
(c) Actual samples of all materials such as roofing, siding
~ brick, etc., as well as all exterior color schemes must be submitted
for approval.
(d) Soil test results with appropriate foundation design.
(e) No building or structure, except approved fences, gates
or entrances or landscaping shall be erected .or placed on any lot
closer than 25 feet from the-front and rear property lines, nor
closer than 15 feet from the side .lot lines, unless approved by the
Architectural Review Committee.
4. Builder and Construction Approval. All builders or contractors -
must be approved by the Architectural Review Co~mnittee. Any con-
struction done in-the subdivision by any builder or contractor,
- -even though the builder ox contracter has been approved by the
Architectural Review Committee, which is done in a poor and
