DOLLARS and other good and valuable consideration paid by Grantee, the

Grantee, by acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees to be bound- by and to comply with all of the
covenants, terms, conditions and provisions set forth and contained in the
aforedescribed Declaration of Condominium, including, but not limited to, the
obligation to malts payment of assessments for the maintenance and operation
~ of the Condominium which may be levied against the above described Apart-
meet. Grantee expressly acknowledges the existence 'of a Settlement Stipule-
' tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
, meet Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants"), as hereinafter set forth. The Settlement Stipu-~
lotion provides for this Condominium to be served by certain fadlities of High
Point of Fort Pierce Condominium Section 1 and the Protective Covenants-
provides for certain land use covenants upon the land areas described therein
(including, but not limited to, portions of the land areas included within this
Condominium) and provides for certain drainage easements and other ease-
ments and rights including, bnt not limited to, the "Roadway Easement",
- "Sewage System Rights", "Water System Rights" - and "Future DeveZ:~armnt'
Property Drainage Easement", all as are more particularly described therein,
all in addition Lo' the .other matters set forth in the Settlement Stipulation and
Protective Covenants, which other matters include, but are not limited to, the
` obligation to pay certain "Assessments" as are respectively set forth in the
Settlement Stipulation and Protective Covenants . Grantee expressly acknoMl-
edges and assumes the obligation to pay the amounts assessed against the
Apartment under both the Settlement Stipulation and Protective Covenants and
acknowledges that "Assessments" under both the Settl>~ment Stipulation and
Protective COVenanxs against aU properties now or he~r~afterf included within
