WITNESSETH: That Grantor, for and in consideration of the sum of TEN (=14.00) DOLLARS and other good and valuable consiueFatio~ paid by ~tev, tl:e receipt of which is hereby acknowledged, has granted, bargained, and sold to Grantee and Grantee's heirs and assigns forever the following described real property situated, -lying .and. being in St. Lucie County, Florida, to wit: The Condominium Parcel known as Apartment 522 A of Phase VI of HIGH POINT OF FORT PIERCE CONDOMINIUM t SECTION II (the "Condominium") according to the Declara- tion of Condominium thereof, recorded in Official Records Book 304 at pages 1396 through 1508 of the ~ Public Recd St. Lucie qty, Florida as such Declaration may have been amended by any amendments thereto hereto filed in. the. Public Records of St. Lurie County, Florida including, but not Ifmited to, any amendment. to add the aforesaid Phase to the Condominium (if such Phase be other than Phase I thereof). Grantee, by acceptance hereof , and by agreement with Grantor hereby expressly assumes and agrees to be bound by and to comply with all of the _ covenants, terms, conditions and provisions set forth and contained in the ~ aforedescribed Declaration of Condominium, including, but not limited to, the obligation to make payment of assessments for the maintenance and operation of the Condominium which may be levied against the above described Apart- ment. Grantee expressly acknowledges the existence "of a Settlement Stipula- tion and Agreeatent for and Grant of Easements • and Ocher Rights (the "Settle- ment Stipulation") and a Declaration of Protective Covenants and Restrictions (the "Protective Covenants"), as hereinafter set forth. The Settlement Stipu- lation provides for this Condominium to be served by certain fadlities a~ High Point of Fort Pierce Condaninium Section 1 and the Protective Covenants provides for certain land use covenants upon the land areas described thereto (including, but not limited to, portions of the land areas included within this Condominium) and provides for certain drainage easements and other ease= meats and rights including, but not limited to, the "Roadway Easement", • "Sewage System Rights" , "Water System Rights" . and "Future Development' Property Drainage Easement", all as are more particularly described therein, all in addition to' the .other matters set forth in the Settlement Stipulation and Protective Covenants, which other matters include, but are not limited to, the obligation to pay .curtain "Assessments" as are respectively set forth in the Settlement Stipulation and Protective Covenants .
