Grantee, by acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees to be bound by and Lo comply with aU of the
covenants, terms, conditions and provisions set forth and contained in the
aforedescrlbed Declaration of Condominium, including, but not linnited to, the
obligation to make payment of assessments for the maintenance and operation
of the Condaninium which may be levied against the above deacribied Apart- _
went. Grantee expressly acknowledges the existence "of a Battlement Stlpttla-
tion and Agreeeipent for and Grant of Easements .and Other Rights (the "Settle-
ment Stipulation") and a Declaration of Protective Covenants and Re~atrictions
(the "Protective Covenants"), as hereinafter set forth. The Settlement Stipu-
lation provides .-for this Condominium m be served by certain facilities of High
Point of Fort Pierce Condominium Section 1 and the Protective Covenants
provides for certain land use covenants upon the land areas described therein
(including, but not limited to, portions of the land areas included. within this
Condominium) and provides for certain drainage easements and other ease- -
meets and rights including, but not limited to, the "Roadway Easement",
. "Sewage System Rights" , "Water System Rights" - and "Future Development'
.Property Drainage Easement", all as are more particularly described therein,
aU in addition to- the .other matters set forth in the Settlement Stipulation and
Protective Covenants, which other matters include. but are not limited -to, the
obligation to pay certain "Assessments" as are respectively set forth in the
Settlement Stipulation and Protective Covenants. Grantee expressly acknoM?1-
edges and assumes the obligation to pay the amounts assessed against the
Apartment under both the Settlement Stipulation and Protective Covenants and
acknowledges that "Assessments" under both the Se t Stipulation and
Protective Covenants against all properties now or he~ter included within
