prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage, the Note sad note: securing Future Advances, if soy, had ao acceleration occurred; Ib) Borrower cut+es
all breaches of any other covenants or agreement: of Borrower contained in thu Mortgage; (c) Borrower pays all reasonably
expenses incurred by Lextdet in enforcing the eovenaelts and agreement: of Borrower contained in this Mortgages and in
enforcing Lender's remedial as provided in paragraph 18 hereof. including, but not limited to, r+easonabk attorney's feces; and
(d) Borrowex takers such action as Lender may reasonably require to assure that the lien of this Mortgage. Lender's interest
in the Property and,Borrower's obligation to pay the sums secured by this Mortgage shall continues uaimpairod. Upon such
payment and care: by Borrower, this Mortgage and the: obligations secured hereby shall amain in full fora and effect as if
no aexekration had oocurted.

Lender the tents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abanda?u-

Upon accelesration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a ~
receiver appointed by a court to enter-upon, take possession of and manage: the Property and to collect the rents of the
Propsrty, including thane past due. All rents collected by the receiver shall be applied first to payment of the coats of
management of the Property and collection of rents, including, but not limited to, rexeiver's fexs, premiums on rexeiver's

21. Irtrtesre Adtraeces. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thcrmn, shall be secured by this
Mortgage when ewideaced by promissory notes stating that said notes arc secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sutras advanexd in aecordanoe herewith to protect the

which may be awarded by an appellate rnurt.
