prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage, the Note and notes securing Future Advances, if any, had no acceleration oceurred; (b) Borrower cures
all breaches of any other covenants or agreement: of Borrower contained is this Mortgage; (c) Borrower pays all reasonable
expenses incurred by Leader in enforcing the covenant: and agreements of Borrower oooQ in this Mortgage and is
enforcing Lender's remedies as provided in paragraph 18 hereof, including, but not ~irlulbd+tb~ ble attonrey"s face; and
(d) Borrower takes such action as Leader may reasonably require to enure that the lien of the Mortgage, Leader's interest
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continua unimpaired Upon such
payment and cure by Borrower, this Mortgage sad the obligations secured herby sbsll remain in fuU force and effect as if

20. Aadt~est et Reatr, AppoWaicat of Reeetver. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property, provided that Borrower shall. prior to aoakration under paragraph 18 hereof or abandon-
ment of the Property, have the right to votket and retain such vents as they become dun and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lendec ahaU be entitled to have a
• receiver appointed by a court to eater upon, take possession of and manage the Property and to collect the Hats of the
Property, including those past due. Ail rents collected by the receiver shag be applied first to payment of tba costs of
management of the Property and ooltection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonable attonrey'a fees, and then to the sums secured by this Mortgage. The raxiver shalt be fiabie to account
only [or those rents actualty received.
21. Future A~vaKw. Upon request by Borrower, Lender. at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be securod 6y this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS...TO-• • • • • - • • •
22. Rdernc. Upon payment of all sums secured by this Mortgage, Lender shall release this~Mortgage without charge
to Borrower. Borrower shall pay all ovals of recordation. if any.
23. Attorsey's Fees. As used in this Mortgage and in the Note, "attorney's feel' shall include attorney's fees, if any.
