prior to entry of a judgment enforcing this Mortgage if: (a) Iorrower pays Lender all sums which would be then due under
this Mortgage, the Note. and rates securing Future Advances, if .any. had no aoale:ration occurred; (b) Borrower cans
all breaches of any other covenants or agreements of Borrower contained in this Mortgage; (c) Borrower pays all reasonable
experw;s incurred by Lextder in enforcing the eovenar)ta and agreements of Borrower contained in this Mortgages and in
enforcing Lender's remedies as provided in paragraph 18 hete:of, including, but not limitesd to. rcasotusbk attorney's feces; and
(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Mortgage, Lender's interat
in the Property and Bott+oMer
s obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligatiotu secured hereby shall remain in full fora arts lfiesct as if
no aocekration had occutr+ed.
20. Asiigametit ®t Rersi~ A~oiritarcot of Receiver. As additional security hereunder, Borrower hereby assigns to ,
Lender the recta of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hetewf~or abandon-
ment of the Property. have the right to coped and retain such rents as they become due snd payable.
Upon acoekration under paragraph 18 hereof or abandonment of the Property, Lender shat! be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to. collect the rents of the
Property, including those past due. All rents rnllected by the receiver shall be applied first to payment of the coats of
management of the Property and coiie;ction of rears, including, but not iimitetl tu, rex~ivar ~ fzw, pratniurns on rccciccr's
bonds and reasonable attorney's feces. and then to the sums sexured by this Mortgage. The teceivpr shall be liable to account
only for those rents actually reeceive~. .
21. Ittrt~re Aelraaces. Upon re~uertt by Borrower, lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advancers to Borrower. Such Future Advancers, with interest thereon, shall be sescured by this
Mortgage:- when ewideoced by promissory notex stating that said notes are secured hereby. At no time shall the principal
amount of the: indebtesdnexs sextrred by this Mortgage:, not including sums advanced in aooordance herewith to pretext the
security of this Mortgages, eaeeeod the original amount of the Note plus USS.. •
• 22. (Release. Upon payment of all sums sexured by this Morigage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay aU costs of rescordation, if any.
23. Atte'rsey's Fees. As used in this Mortgage and in the Note, "attorney's foes" shall include attorney's foes, if any,
which may be awarded by an appellate court.
