title to the "Common Property" land be held by Operator in trust for the
operation and benefit of all grove Owners; and (iii) to impose the covenants
and restrictions on ownership and conveyance of .land later in this agree-
ment set forth.
E. In the interest of economy and efficiency, all the Owners desire,
through their agreement with Operator, to manage and operate the Grove (and
Common Property) and market and sell their citrus produced therefrom (and
any product of the Common Property), it being their intent hereto that the
Grove shall be maintained with citrus trees of good quality and its yield
capacity stimulated by means of an overall citrus program in good cultural
practices carried on at all times for the joint and mutual benefit of the
Owners.
F. In consideration of the mutual covenants and agreements herein
contained, Owners engage and employ the Operator to.(at the pro rata cost
of each Owner) arrange for, supervise and manage the operation, husbandry,
harvesting and marketing of .the Grove and the Common Property in accordance
with the terms and provisions of this Agreement.
1. This agreement shall be effective as of November 30, 1979, and .
shall continue in full force and effect for fifteen (15) years, and from
~I ear to ear thereafter unless terminated as hereinafter provided.

2. Operator shall have full direction, management, supervision and
control of the Grove .and the Common Property and shall conduct and manage
operation of the Grove for the production and marketing of citrus for the.
benefit of the parties hereto. In connection herewith, Operator will arrange
for water control of said Grove and the maintenance of the Common Property,
dikes, ditches, pumps, power units, control gates, culverts, canals, roads
and the like. Such of the foregoing as have been constructed or installed
on or in the areas delineated by the ,u plat, together with the
realty on which lcoated, have been dedicated to the common use of all
a
~ owners and are a part of the realty subject to the terms of the dedication.
