has granted, bargained and sold to the said Grantee(s)' heirs and assigns
forever, the following described land, situate, lying and being in 1

LOT 204 of TARPON BAY YILLAS, in accordance with
the
Pmt thereof on file in the Office of the Clerk
of the Circuit Court in and for St. Lucie County,
Florida, in Plat Book 20 page 15.
This conveyance is subject to, and by accepting this Deed, the Grantee(s)
does hereby agree to assure the following:
- 1. Real estate taxes for the current year and subseque+9; years.

2. Reservations, rights-of-way, covenants, conditions,
limitations, restrictions and easements of record.
3. Declaration of Protective Covenants, Conditions and
Restrictions of Tarpon Say Villas, recorded in Official
Record Book 324, at page 2592 thru 2623, Public Records
of St. Lucie County, Florida
4. Existing zoning ordinances, if any.
Grantor hereby fully warrants title to said land, and will
defend same against the lawful claims of all persons whomsoever. -
