DECLARATION OF RESTRICTIVE COVENANTS
APPLICABLE TO PLATYS BRANCH

STRAZZULLA BROS. CO., INC. a Florida corporation, here- }
.inaf ter sometimes referred to as the "Developer", and the fee
owner of all the real property now duly plated as "Platts '
Branch" a subdivision in St. Lucie County,~Florida, which s
plat is recorded in Plat Book ~
Q_ at Page ~ 6 of
the Public Records of St. Lucie County, Florida, hereby makes
the following declaration of restrictions and covenants which
shall run with the land and shall be applicable to all lots
in Platts Branch.
1. LAND USE AND BUILDING TYPE. No lot shall be used
except for single-family residential purposes and there shall
not exist on any lot at any time more than one residence. No
trailer, motorhome, recreational vehicle, shack, barn, tem-
porary building, outbuildings or guest house shall be erected
or placed on any lot without approval in writing of the here-
inaf ter designated Architectural Control Committee. All
garages shall be enclosed and shall be an integral part of

the residence they are intended to serve.
f 2. BUILDING QUALITY AND SIZE. No building of more than
two and one-half (2 1/2) stories shall be constructed on any

lot in Platts Branch and every building shall have at least
1,800 square feet of floor space, exclusive of garages and
-open porches . In the case of a building of more than one
story, the first floor shall have a fully enclosed area of
not less than 900 square feet. All buildings shall be of a
quality of workmanship and materials substantially the same

or better as that which is available as of the date of this
declaration.
3. SETBACK LINES. No building or any part thereof,

including garages and porches, shall be erected on any lot ~
closer than 50 feet to the front street line, or closer than
25 feet to either side lot line,_or closer than Z5 feet to
