the rear lot line. Where one and one-half (1 1/2), two (2)
or more lots are acquired as a single building site, the side
lot line shall refer only to lot lines bordering the adjoin-
ing property owners. It is specifically understood that for
the purposes of this conversant, any portion of a building or
' attachment thereto, including but not limited to~eaves,
steps, patios and terraces, shall be considered a part there-
of .
4. NATURAL GROWTH. It is the intention of the deve-
loper that the trees and other natural growth of Platts
Branch remain in an undisturbed state during the course of
residential development. Accordingly, there shall be no
- wanton destruction of natural growth on any lot during the
course of construction of improvements and specific written
approval must be obtained from the Architectural Control
Committee before cutting down or otherwise .removing any tree
that has a diameter of more than six inches within two feet
of ground level.
~ 5. SUBDIVISION OF LOTS. No building site (other than a
~ platted lot) shall be less than 100 feet wide at the minimum

building setback line, nor shall any building site have less

area than the area of the smallest platted lot in Platts
Branch. A single lot together with a contiguous portion or
portions of one or more lots may be used for one building
site; prot•ided, however, no building or any part thereof
shall be erected or maintained nearer than 25 feet to the
~ side boundary lines of such site.
6. APPROVAL OF PLANS. No buildin fence wall drive-

way, or other improvement shall be erected, placed or altered
on any lot until the construction plans, plot plan and speci-
fications have been approved by the Architectural Control -
Committee, (hereinafter referred to as the "Committee") as to
~ quality of Workmanship and materials, harmony of external
~ design with the existing structures and as to location with
