respect to topography and finished grade elevation. Such
approval shall be in writing and mailed by first class mail
to the lot owner at the address shown on the deed by which
the owner acquired his lot. Refusal of approval of plans and
specifications by the Committee may be based upon any ground,
including purely esthetic grounds, which,,in the sole and
uncontrolled discretion of the committee, shall seem suffi-
cient. In the event the Committee fails to approve or dis-
approve any plan or specification within thirty (30) days
after written request therefor, then such approval shall not
be required; provided, however, that in no event may any
building or other structure be erected which violates any of
the convenants and restrictions set forth in this declaration
without the express written consent of the Committee. It is
specifically understood that the Committee assumes no liabil-
ity of any kind whatsoever for structual design, workmanship
or materials used in the construction of any building or
other improvement.
7. ARCHITECTURAL CONTROL COMMITTEE. The Architectural
Control Committee shall consist of the Board of Directors of
Strazzulla Bros. Co., Inc.; provided, however, that after the
last lot in Platts Branch has been sold by the Developer, the
record owners of a majority of the-lots in Platts Branch

shall have the power, through a written instrument duly re-
corded in the Public Records of St. Lucie County, Florida, to .
change the membership of the Committee to three owners of
lots in Platts Branch. Furthermore, after the last lot has
been sold by Strazzulla Bros. Co., Inc., the Board of Direc-
~ tors of said company may resign as-the Architectural Control
Committee (notwithstanding that there has been no selection

of successor Committee members) by written instrument to that

effect duly recorded in the Public Records of St. Lucie

County, Florida, Other than members who may be members of
the Board of Directors of the Developer, every member of the
