twenty-five (25) years from the date of recording, after
which time they shall be automatically extended for succes-
sive periods of ten (10) years each unless an instrument
signed by a majority of the then record owners of lots in
Platts Branch has been recorded in the Public Records of St.
Lucie County, Florida agreeing to abolish or to change these
covenants in whole or in part. .
13. ENFORCEMENT. Enforcement shall be by proceedings at
law or in equity against any persons violating or attempting
to violate any covenant, either to restrain violation thereof
or to recover damages. These covenants may be enforced by
any owner of property in Platts Branch and in the event of
litigation, the prevailing party shall be entitled to recover
his costs, including reasonable attorney's fees. The failure
to promptly enforce any of the covenants contained herein
shall not bar their later enforcement nor shall the invalida-
tion of any one or more of these restrictions and covenants
by any court of competent jurisdiction in anywise affect any
of the remaining restrictions and covenants which shall re-
main in full force and effect.
14. AMENDMENT. Any thing in this declaration to the
` contrary notwithstanding, these restrictions and covenants
ma be amended from time. to time b recordin in the Public

Records of St. Lucie County, Florida an instrument duly exe-
cuted by a majority of the then record owners of lots in
Platts Branch, provided, however that no such amendment may
be made by such owners prior to December 31, 1985, without
the written consent of Strazzulla Bros. Co., Inc., its suc-
cessors or assigns.
IN WITNESS WHEREOF, STRAZZULLA BROS. CO., INC., a
Florida corporation, has caused this instrument to be exe-
cuted by its duly authorized officers and its corporate seal
