The purchaser shall pay all expenses of closing, including any 4 desired title insurance costs, survey, if desired by the purchaser, recording f fees and documentary stamps and surtax required to be placed on the Trustee'• Deed. The successful bidder shall be obligated to pay the costs of acquiring the title insurance binder. i The purchasers shall deposit 20Z of their bid the day of the sale. The purchasers shall pay the balance of their purchase price, including the • cost of title binder, not later than 20 days after the entry of the Court's Order confirming the sale. The place of closing shall be designated by and be at the convenience of the Trustee. For the information of the purchasers a 10-day appeal period must expire after the entry of the Order confirming sale and the commencement of the closings. The Trustee anticipates closing will be conducted in Ti*_usville, Florida, at 308 Pine Street commencing Wednesday, April 9, 1980. ~ The successful bidder must pay the balance of his bid in full in cash or cashier's ~ check at closing. -8. CONVEYANCE AND QUALITY OF TITLE: The Trustee shall convey to the purchasers the property described above by a Trustee's Deed in the customary ~ form and content. There shall be no warranty of title and the successful bidder shall acquire only that title which is vested in this Estate. The Trustee does not warrant or guarantee the quantity or extent of land sold hereunder. 9. .APPRAISAL: The property of this Estate has not been appraised and the Trustee requests that the Court dispense with the appraisal of the property to be sold pursuant to the authority granted in Rule 606(a) of the Rules of Bankruptcy Procedure. For cause, the Trustee would show that a public well- , t. advertised auction will be the best evidence of the value of the. property. An appraisal would be an unnecessary expense to this Estate. ~ WHEREFORE, Applicant requests that the Court: 1.
