WITNESSETH: a 4 That Grantor, for and fn consideration of the sum of TEN \(510.00) DOLLARS and other good and valuable consideration paid by Grantee, the receipt of which is hereby acknowledged, has granted, bargained, and sold to Grantee and Grantee's heirs and assigns forever the following described real property situated,. lying and being in St. Lucie County, Florida, to wtt: The Condominium Parcel known as Apartment 5 24 -A of Phase VI of HIGH POINT OF FORT PIERCE CONDOMINIUM SECTION II (the "Condominium") according to the Declara- tion of Condominium thereof, -recorded- in Official Records Book 304 at Pages 1396 through 1508 of the Public Records of St. Lucie County, Florida as such Declaration may have been amended by any amendments thereto hereto filed in the Public Records of St. Lucie County, Florida including, but not limited - to, any amendment to add the aforesaid Phase to the Condominium (if such Phase be other than Phase I thereof) . Grantee; by acceptance hereof, and by agreement with Grantor hereby expressly asswnes and agrees to be bound by and to comply with all -of the covenants, terms,- conditions and provisions set forth and contained in the - aforedescribed Declaration of Condominium, including, but not limited to, the obligation to make payment of assessments for the maintenance and operation of the Condominium which may be levied against. the above described Apart- ment . Grantee expressly acknowledges the existence - of a ~ Settlement Stipula- tion and Agreement for and Grant of Easements and Other Rights (the "Settle- ment Stipulation"~) and a Declaration of Protective Covenants and Restrictions (the "Protective Govenants"), as hereinafter .set, forth. The Settlement Stipu- lation provides for this Condominium to be served by certain facilities of High Point of Fort Plerce Condominium Section 1 and the Protective Covenants provides for certain land use covenants upon the land areas described therein (including, but not limited to, portions. of the land areas included within this Condominium) and provides for certain drainage easements and other ease- - menu and rights including, but not limited to, the "Roadway Easement", - "Sewage System Rights" , "Water System Rights".. and "Future Development' Property Drainage Easennent", aU as are more particularly described therein, all in addition to the other matters set forth in the Settlement Stipulation and Protective Covenants, which other matters include, but are not limited to, the obligation to pay certain "Assessments" as are respectively set forth in the Settlement Stipulation and Protective Covenants .
