BUSINESS LEASE
THIS AGREEMENT entered into this 17th day of December, 1579,
by and between FREDRIC HENSEL and JEWELL D. HENSEL, his wife, herein-
after called the Lessors, party of the first part, and ILYNAFAA, INC.,
a Florida corporation, of the County of Dade, and State of Florida,
hereinafter called the Lessee or tenant, party of the second part:
WITNES$ETH, that the-said Lessors do this dam lease unto
.said Lessee, and said Lessee. does hereby hire and take as tenant
u:der said lessors,
See Exhibit "A" attached hereto,
in Fort Pierce, Florida, to be used and occupied by the Lessee as
a wholesale and/or retail store, or any other lawful use,-for the
term of five (5) years, beginning the 2nd day of March-, 1980, and
ending the 1st day of March, 1985, at and for the agreed total rental
of SIXTY THOUSAND ($60,000.40) DOLLARS, payable as follows:
$1,000.00 per month, plus applicable sales tax,
on the 2nd day .of each month commencing Harch 2,
1980. Rent payments for the months of March,
April, May, June and July, 1980 shall be paid to
Lessor simultaneous with delivery of the premises.
Harold M. Rifas, as escrow agent, does hereby
acknowledge receipt from ILYNAFAA, INL. the sum
of FIVE THOUSAND TWO HUNDRED ($5,200.00) DOLLARS
representing rent plus applicable sales tax for
the months noted herein,
all additional payments to be made to the Lessors on the 2nd day of
each and every month in advance without demand at the office of
4051 Greenwood Drive, Fort Pierce, Florida, 33454, or at such other
Dlace and to such other person, as the Lessors may from time to time
designate in writing.

The following express stipulations and conditions are made. a
part of this Lease and are hereby assented to by the Lessee: .
