Lessee hereby waives and renounces for itself and family any and all homestead and exemption rights it may have now, or here- after, under or by virtue of the constitution and laws of the State of Florida, or of any other State, or of the United States, as against the payment of said rental or any portion hereof, or any other obli- gation or damage that may accrue under the terms of this agreement. . 24. This contract shall bind the Lessors and their assigns i or successors, and the heirs, assigns, administrators, legal repre- sentatives, executors or successors as the case may be, of. the Lessee.. 25. It is understood and agreed between the parties hereto that time is of the essence of this contract and this applies to all terms and conditions contained herein. 26. It is understood and agreed between the parties hereto that written notice mailed or delivered to the premises leased here- under shall constitute sufficient notice to the Lessee and written notice mailed or delivered to the office of the Lessors shall con- stitute sufficient notice of the Lessors, to comply with the terms of this contract at-4051 Greenwood Drive, Fort Pierce, Florida 33450. 27. The rights of the Lessors under the. foregoing shall be cumulative, and failure on the part of the Lessors to exercise promptly any rights given hereunder shall not operate to forfeit any of the said rights. 28. It is understood that the 6" steel post located on the northeast corner of this Lease is to remain for the use of signs by tenant in the rear. - 29. Harold M.~Rifas, as escrow agent, acknowledges receipt from Lessee of the sum of FIVE THOUSAND TWO HUNDRED ($5,200.00) DOLLARS. I-n the event or default by Lessee under the terms of .this Business Lease, said funds being held in escrow shall be defaulted to Lessor as liquidated damages. !
