10. That the Mortgsgont will give immediate notke by mail to the Mortgages of arty conveyance, transfer or change of
ownership of the premises. -
11. That no waiver of any covenant herein or of the obligation secured hereby shall at any time thereafter be held to be
a waiver of the terms hereof or of the note secured hereby.
12. That if the Mortgagor default In any of the covenants or agreements contained heroin, or in said note then the
Mortgagee may perform the same, and all expenditures (including reasonable attorney's fees) -made by the Mortgagee in so doing
shah draw interest at the rate of eight percentum (8q6) per annum. and shall be repayable immediatey and without derr?and by
the Mortgagors to the Mortgages. and, together with interest and costs aceruing thereon, shall bs secured by this mortgage.
13. That the mailing of a written notke or demand addressed to the owner of record of the mortgaged premises, or directed
to the said owner at the last address actwly furnished to the Mortgagee, or directed to said owner at said mortgaged premises,
and mailed in the United States mails. shall be suffkieM notke and demand in any case arising under this instrument and re-
quired by the provisions hereof or by law. _
14. This Mortgage shall secure not only existing indebtedness, but ah.o such future advances, whether such advances are
obligatory or to be made at the option of the Mortgagee, or otherwise, as are made within twenty (20) years from the date here-
of. to the same extent as if such future advances wars made on the date of the execution of this nwrtgage. but such secured
indebtedness shall rat exceed at any time the maximum principal amount of = ~ 0.04.30 ,plus interest, and arty
disbursements made for the payment of taxes, levies or insurance. on the property covered by the lien of this mortgage. with in-
terest on such disbursements.
The covenants herein cornainad shall bind, and the benefits and advantages shaft inure to, the respective heirs, executors.
administrators and assigns of the parties hereto. Whenever used. the singular number shall include the piurel, the plural the singu-
lar, and the use of any gender shall indude all genders. '
