and ROBERT T. RYAN, individually and as Trustee, and T. BRgNDAN RYAN, individually

NITHNESSETHs
That in consideration of the mutual pro~eisea and tovenanta contained in ~
this Agreement and other valuable c-onsiderations passing betxeen the parties to
it, the Sellers agree to sell and the Purchasers agree to buy the following
described property, situated, lying and being in St. Lucie County, Florida.

The Purchasers shall be p8rmit8d to go into possession of the prcperty
covered by this Agreement on March 1, 1980 or on the date the total down ~
payment of Six Thousand Dollars ($6,000.00) is paid, xhichever is earlier. ~ ~
The time of payment shall be of the es3ence and in the event of any default-
in payment of any part of the purchase money as and xhtin it becomes due or in the
performance of any other obligations assumed by the Purchasers in this A reement,
and in the event that the default shall continue for a period of thirty ~30) days,
then the Sellers may condider the xhole of the balance due under this Agreement
as immediately due and payable and collectable, or the Sellers say rescind this
Agreement, retaining the cash consideration paid for it as liquadated damages and
this Agreement then shall become null and void. In the event that it is necessary ~
for the Sellers to enforce this Agreement by foreclosure proceedings, or btherwise~
all costa of those proceedings, including a reasonble attorney~a fee, shall be paid
by the Purcha,~era.
Real Estate Taxes x111 be pm-rates as of March 1, 1980, based on the 1979
paid Real Estate Tax Bill. The obligations and benefits under this contract
sha11 extend to the personal representatives, heirs-and assigns of the respective
parties to it.
