'That the Party of the First Part, for and in coiiside'ration of the sum of
Ten Dollars and. other good and valuable considerations to them in hand paid by
the said Party(s) of the Second Part, the receipt whereof is hereby acknowledged,
has granted, bargained and sold to said Party(s) of the Second Part, heirs and
assigns forever, the following described real property, located and situate in the
County of St. Lucie and State-of Florida, as follows:
Condominium Parcel No. 6314 of BEA(1-fIREE II~, a Condominium
according to the Declaration of Condominium thereof, recorded
in Official Records Book 321, Pages 2609~through 2688 of the
Public Records of St. Lucie County, Florida, and as ainen~Ie1 in
Official Records Book 32S, Page 1487 of the Public Records of
St. Lucie County, Florida.
'This conveyance is subject to and by accepting this Deed the Party(s) of
the Second Part do hereby agree to assume the following:

2. Conditions, restrictions, limitations, reservations, easements and
other matters of record.
3. 'The Declaration of Condominium and Exhibits attached thereto.
4. the Articles of Incorporation, By-Laws and Declaration of Covenants

a Florida non-profit corporation, the provisions of which documents
xvn with the land. 'The Grantee(s) assumes the obligations of a
member of said Property Owner's Association.
'The benefits and obligations hereunder shall inure to and be binding upon the
heirs, executors, administrators, successors and assigns of the respective parties
hereto. The Grantor does hereby fully warrant the title to all the premises hereby
conveyed against all and every person(s) whomsoever, lawfully claiming by, through
or under the Grantor herein; and will defend the same against the lawful claims of
such persons claiming by, throw or under the said Grantor, as well as the lawful
