restrictions, regulations, and covenants, which shall run with the land:
A. LAND USE AND MOBILE HOME TYPE
No lot shall be used except for residential purposes. No building or mobile
home shall be erected, altered, placed or permitted to remain on any lot other than a
one family mobile home of not less than forty-five (4$) feet and one attached carport
or garage for not more than two cars, and one attached Florida room, and no more than
one out building either temporary or permanent. without the written consent of AVON
MANOR PARK, INC.
B. EASEMENT
There is hereby reserved an easement and right of way over the rear ten (10)
teet of each lot for the installation and maintenance of utilities and drainage facil-
ities.
C: NUISANCES
No noxious or offensive activities shall be tarred on any lot, or shall any-
thing be done thereon which may become an annoyance or nuisance to the neighborhood.
A)1 owners of lots shall maintain their property in such manner so as not to create
health or fire hazzards or to leave any lots in an unsightly condition. AVON MANOR
?ARK, INC. reserves the right to enter upon any lot to parcel, to mow, burn, or clear
any weeds or debris and reserves the right to assess the owner for the cost thereof.
0. LIVESTOCK AND POULTRY
No animals, livestock or poultry of any kind shall be raised, bred or kept
on any lot except that dogs, cats or any other household pets may be kept provided
they are not kept, bred, or maintained for any commercial purpose. Dogs shall not
be allowed to run loose.
E. GARBAGE AND REFUSE DISPOSAL
No lot shall be used or maintained as a dumping ground for refuse or trash.
Garbage or other waste shall be kept in sanitary containers with a tight fitting cover.
All incinerators or other equipment for the storage or disposal of such material shall
be kept in a clean and sanitary condition. All lot owners or occupants shall be re- .
wired m use a garbage collection service that collects garbage and trash at least
~2) twice per week and to pay reasonable charges which may be made for such collection
service.
F. MOBILE HOME SET-BACK AND LOCATION
No mobile home .shall be located on any lot nearer .than Twenty-Five (25) feet
. to the front line or to the side street line. No mobile home shall be located nearer
than Fifteen (15) feet to the back lot line. Each mobile home shall be centered on
the lot with the ends facing the short side of the lot.
G. PLACEMENT OF CLOTHES LINES
No clothes lines or other item for the hanging of wash or clothes for the
purposes of drying, shall be permitted anywhere except on the rear fifteen (15) feet
of each lot.
H. LICENSE PLATES
I No mobile home may be placed on a lot that does not have a valid motor vehicle
License plate or it is assessed as real estate.
I. No mobile home may be placed on a_lot if it is more than four (4) years old,
::ithout the written consent of AVON MANOR PARK, INC. Each mobile home placed or maintained
on any lot must be maintained in a first class condition.
J. SKIRTii~G
Each mobile hnmP shall have a tease or skirting to sufficiently enclose the en-
sire perimeter of the mobile home and the base or skirting shall be in keeping with the
design of the mobile home.
~ K. TAGGED VEHICLES
No vehicles of any type not properly licensed and tagged and in running condi-
cion shall be stored on any lot or right of way. No owner shall have more than 2 cars
parked on premises at any given time, exclusive of guests.
L. FENCING
No lot may be fenced, except with chain link fence and metal post.
M. TIE DOWNS
No mobile home may be placed on a lot unless it is tied down in compliance with
i the insurance code and.laws of the State of Florida.
