The East 1/2 of Southeast 1/4 of Northwest 1/4 of Section 12,
Township 35 South, Range 38 East, excepting therefrom all
rights-of-way for drainage canals and public records and
excepting the following described lands:
Excepted Parcel ~1:
Begin at a point 18 feet North of the Southwest corner of the
East 1/2 of the Southeast 1/4 of the Northwest 1/4 of Section
12, Township 35 South, Range 38 East, said point being on the
North right-of-way line of a canal and being marked by a
6 inch by 6 inch coquina monument, run North along the 20 acre
line 425 feet; thence East at right angles to said 20 acre
line 200 feet; thence South 250 feet; thence West 175 feet;
thence South 175.21 feet to the North right-of-way line of
said canal, thence North 89°31'30" West 25 feet to the point
of beginning.
Excepted Parcel #2:
From the Southwest corner of the East 1/2 of the Southeast 1/4
of the Northwest 1/4 of Section 12, Township 35 South, Range
38 East, run East along the quarter section line 200 feet to
the point of beginning; thence continue East 150 feet; thence
run North parallel with the West line of the East 1/2 of the
Southeast 1/4 of the Northwest 1/4 of said Section 12, 938.8 feet;
thence run West parallel with the 1/4 section line 350 feet;
thence run South 217.8 feet; thence run East 200 feet; thence
run South 721 feet to point of beginning; less and excepting
the right-of-way for Orange Avenue.
