power and authority -to impose additional obligations and duties of
enforcement upon the Association of such covenants and '
- restrictions as may be imposed upon the property subject to this
Declaration.
Any duly adopted amendment to this Declaration shall run with
and bind the Property for the same period and to the same extent
as do the covenants and restrictions set forth herein.
F. Assignment. Any or all of the rights, powers and
obligations, easements and estates reserved or given to the
Developer or the Association may be assigned by the Developer or
the Association, as the case may be, and any such Assignee shall
agree to assume the rights, powers, duties and obligations and
carry out and perform the same. Any•such assignr.?ent or transfer
shall be made by the appropriate instrument in writing in which
the assignee or transferee shall join for the purpose of
evidencing its consent to such assignment and its acceptance of
the rights and powers, duties and obligations herein contained;
and such assignee or transferee shall thereupon have the same
rights and powers and be subject to the same obligations and
duties as are herein given to the Developer and the Association.
After such assignment the Developer and the Association shall be
j relieved and released of all responsibility hereunder.

ti. Effective Date. This Declaration shall become effective
upon its recordation in the Public Records of St. Lucie County,
Florida.
