the same are more particularly described i.^. Article VI of
t:~is Declaration of Condominium.
F. "Common Su~lus" means the excess of all receipts
of the Condominiu.~ Association, including, but not lisited
to, Assessments,•:ents, profits-and revenues on account of
the Common Elements, over the amount of Common Experses.
G. "Commonly Insured Real Property" means tze entirety
of the Common Ele.~nents and all real prone.ty improverae::ts
and fixtures loca_ec within, installed iz, or :orming a part
of a • Unit .
H. "Condominium Act" means and refers to the Condominium
Act of the State of Florida (Florida Statutes Charter 718),
as the same may be ataended from time to ti.~ae.
I. "Condominium Association" means THE Oc:EA,Va II
CONDOMINIUy ASSOCIATION, INC., a Florida corporation not-For-
profit, which is the entity responsible ~or the oceration of '
the Condominium. -
J. "Condominium Documents" Weans this Declaration of
Condominium and the exhibits hereto,-as the same may be
amended- from time to time .
K. "Condominium Parcel" means a Unit, together with
t.'~e undivided share in the Common Elements which is apourtenant
to the Unit. -
L. "Condominium Property" means the Land a^d all
improvements thereon-and all easements and rights apourtenant
thereto intended for use in connection with the Condominium.
M. "Declaration of Condocainiu.~n" means this instrument, - -
as it may be amended from time to time. '
j N. "Developer" :Weans Radnor/Oceans ?a::rership, a
partnership created and existing under the laws of the State
o= Florida, and its successors and assigns.
O. "Insurance Tzust Agreement" means a written agreement
~ between the Condom=niua Association and a bank having trust
sowers or a trust company authorized to do business ir. the
