an easement for ingress and egress to and fro: the Roof-top
Patio area appurtenant to such Unit.
H. The easements set fort: in article V n, H, C, D, E,
F and G, supra, shall run with the Land and shall be bizdinc
upon everyy-L'n t Owner and every claimant of the Condominis.•n
Property or any portion thereof, or of any interest therein,
and their respective heirs, executors, ad.~ainistrators,
successors and assigns.

COMMON E~~ENSES s~uyD CO.~L~iON S'v'RPLGS
A. The following are hereby designated as Common
Expenses:
1. Expenses for the operation, maintenance,
repair or replacement of the CQCamon Ele:ae:'its, including such
amounts, if any, as the Board of Directors shall deem necessary
to establish reserves for replacement of the Common Elements; '
2. Expenses of the Condominium; association in
carrying out its powers and•duties;
3: Expenses of obtaining trash removal service -
~for alI Unit Owners;
4. Expenses of obtaining the following services
for use in connection with the operation and maintenance of
the Common Elements: electric service; water service; gash
removal service; ver:~nin exte~aination service; and security
service, if any;
5. Premiums on all policies of insurance maintained
by the Board of Directors pursuant to Article KII hereoL; _
6. Fees or compensation due to any manager
retained by the Condomimi:~ Association;
7. All assessments i:meosed by the Oceana associa-
tion against the Condominium association pursuant to the
Me.•nbership aq:eement;~
8. Such amounts as the 3oard of Directors deems
