Owner of .the Unit to which a particula: Limited Common
Element is appurtenant shall not make or contract for any
improvement, alteration or addition to such Limited Common
Element~witaout the prior written consent of the Condominium
- Association and upon such ter:~s a.^.d provisions as tr.e Condomiriu.~
Association shall determi::e in its sole and absolute discretion.
If any Urit Owner shall :,?ace or contract for anv i:~p:ovement,
alteration or addition to nay Limited Cct:t.•non Element wi*_:~out
the prior •~+ritten consent of the Condcminium Association or
violate any term, condition or provisior. pursuant to which
authority to make such improvement, alteration or addition
was granted, Condominium Associatior. ::gay, in addition to all
other remedies to which it may be ent_t?ed, and without
liability to the Unit Owner, immediately remove t:~e particula=
improvement, alteration or addition,- and such Unit Owner
shall, upon demand, reimburse the Con~ominium Association
for tae entire cost of such removal.
ARTICLE XVI
MAINTENA.vCE AvD REPLACE.~VT OF UNITS ; STRUCTURAL
KODIFICATIONS OR ALTERATIONS TO UNITS -
MAINTEN.~vCE A.vD REPL~?CE.~ir"~J'I' OF UNITS .
1. Except as provided in Article ?{VI A2 hereof, -
each Unit Owner shall have the sole and exclusive authority
and the duty and responsibility to maintain in good order
and repair and to :sake all replacements and renewals necessary
to so maintain all portions of his L'nit except to the extent _
that any portion of his Unit is damaged or destroyed-and
insurance coverage against said damage or destruction is
available pursuant to policies of insurance maintained by
the Board of Directors.
2. The Condominium ?s soriation shall have tae
sole and exclusive authority (provide3 toot the Condominium
Association may delegate said authority) and t:~e duty a. d
responsibility to maintain in good order and repair and to
make all replacements recessary to so :naiZtain all ?iping,
