payable in four (4) equal quarterly payments, due and payable
in advance on the first day of each calendar quarter.
4. Soecit: Assessments. ^_`he 3oard o` Directors c:
the Oceara Associat=on may-levy special assess:rerts to cover
annual expenses not adequately funded by the annual assessments.
The Condominium Association shall pay such special assess:re:.t ir.
full within t:^i:ty (30) days of notice thereof Siven by the Oceans
Association or in such installments as the Oceans Association may
require.
5. Use and Enjoyment of Areas and Facilities. So long
as tine Condominiuw association keeps and perfor:~s the terms,
covenants and conditions of this Menbersrip Agreement, tre
Condominium Association and its members shall 'nave the non-
exclusive right and easement to use and enjoy the areas described
on Exhibit "B" attac::ed hereto and made a part hereof and the
facilities erected thereon and to be provided sewer service from
t!:e_sewage treatement plant and associated facilities o° the
Oceans Association, such plant being located on t::e tract described
