KNOW ALL MEN BY THESF. PRESENTS: v
WHEREAS, S.C.S. TARPON BAY, INC., a Florida corporation, hereinafter
referred to as "Mortgagor", by Mortgage Deed dated the 28th day of .
September, 1979, and recorded in the office of the Clerk of the Cir-
cuit Court in and for St. Lucie County, Florida, in Official Record
Book 317, Page 2409, mortgaged unto FIRST NATIONAL BANK IN PALM BEACH,
a National Banking Corporation, its successors and assigns, herein-
after referred to as "Mortgagee", the premises therein particularly
described, to secure the payment of the sum of Seven Hundred Sixty
Thousand Dollars ($760,000.00) with interest as therein mentioned:
AND WHEREAS, Mortgagor has requested Mortgagee to release the prem-
ises hereinafter described, being part of the mortgaged property,
from the lien and operation of the Mortgage:

does remise, release, quitclaim, exonerate and discharge from the lien
and operation of the mortgage unto Mortgagor, all that piece, parcel
or tract of land, being a part of the property encumbered by the mort-
gage, to-wit:
UNIT 305 of TARPON BAY YACHT CLUB CONDOMINIUM
A according to the DECLARATION OF CONDOMINIUM dated
March 11, 1980 and recorded in Official Rec-
ord Book 327 page 950 Public Records~of
St. Lucie County, Florida; together with the undivided
share of the COMMON ELEMENTS of the Condominium declared
in the Declaration to be appurtenant thereto; together
with all appurtenances thereto, including, without.limi-
tation, the right of exclusive use of those areas, spaces
and portions of COMMON ELEMENTS of the Condominium, de-
clared in the Declaration of Condominium to be LIMITED
COMMON ELEMENTS of the Unit.
TO HAVE AND TO HOLD the same, with the appurtenances, unto Mortgagor,
its heirs and assigns forever, -freed, exonerated and discharged o~
and from the lien of said mortgage, and every part thereof; Provided
always, nevertheless, that nothing herein contained shall in anyway
impair, alter or diminish the-effect, lien or incumbrance of the
aforesaid Mortgage of the remaining part of the mortgaged property
not hereby released therefrom, or any of the rights and remedies of
