TARPON BAY, INC., a Florida corporation, Grantor, and CATHERINE G. RYAN , whose address is 3100 Pruitt Road, A-305, Port St. Lucie, FL 33452 , Grantee. W I T N E S S E T H: That Grantor, for and in consideration of the sum of Ten and No/100th Dollars ($10.00) and other good and valuable consideration to it in hand paid by Grantee the receipt whereof is hereby acknowledged, has granted, bargained and sold to Grantee, its successors, heirs, legal representatives and assigns forever, the following described real property situate, lying and being in St. Lucie County, Florida. UNIT 305 of TARP(7t~-BAY YACHT CLUB CONDOMINIUM A_, according to the DECLARATION OF.CONDOMINIUM dated March 11, 1980 and recorded in Official Record Book 327 page 950 Public Records of St. Lucie County, Florida; together with the undivided share of the COMMON ELEMENTS of the Condominium declared in the Declaration to be appurtenant thereto; together with all appurtenances thereto, including, without limitation, the right of exclusive use of those areas, -spaces and portions of COMMON ELEMENTS of the Condominium, declared in the Declaration of Condominium to be LIMITED COMMON ELEMENTS of the Unit. To have and to hold the same in fee simple forever. Grantee, by acceptance hereof and by agreement with Grantor, hereby expressly assumes and agrees to be bound by and to comply with all of the covenants, terms, provisions and conditions set forth and contained in the DECLARATION OF CONDOMINIUM, including, ~ but not limited to, the obligation to pay assessments for the maintenance and operation of the Condominium which may be levied against the above-described UNIT. This conveyance is subject to the following: 1. Real Estate Taxes for the year 19 80 and subsequent years; 2. Applicable zoning regulations and other regulatory laws and ordinances; 3.
