' MORTGAGE DEED 4~~12
THIS MORTGAGE DEED, made this ~ day of March 1980 by and
between KENT DEVELOPMENT, LTD., as Mortgagor, whose a ress is 432 N.E. 5th
Avenue, City of Fort Lauderdale, County of Broward, Florida and Hampstad Mort-
gage Corporation Ltd., an Alberta corporation, as Mortgagee, whose address is
509 Plaza Level, Capital Square Building, Jasper Avenue, Edmonton, Alberta,
Canada.
WITNESSETH, Mortgagor, for good and valuable considerations to it in hand paid
by Mortgagee, the receipt of which is hereby acknowledged, and to secure the in-
debtedness of Mortgagor to Mortgagee as hereinafter described, has granted,
bargained, sold and mortgaged to Mortgagee, and Mortgagee's heirs, successors
and assigns forever, the following described land in St. Lucie County,
Florida, together with all improvements or fixtures now or erea ter existing
upon said lands, and all appurtenances, rents, issues and profits (hereinafter
referred to as the "Property"):
Lot 5 in Block 2, Port St. Lucie Industrial Park
according to the Plat thereof as recorded in Plat
Book 16 at Page 27, 27-A through 27-F of the Public
Records of St. Lucie County, Florida.
THIS IS A SECOND MORTGAGE ENCUMBERING THE REAL PROPERTY HERETOFORE
DESCRIBED AND IS INFERIOR ONLY TO A PURCHASE MONEY FIRST MORTGAGE
EXECUTED BY KENT DEVELOPMENT, LTD., A FLORIDA LIMITED PARTNERSHIP
IN FAVOR OF GENERAL DEVELOPMENT CORPORATION, A DELAWARE CORPORATION
AUTHORIZED TO DO BUSINESS IN THE STATE OF FLORIDA, AND WHICH FIRST
MORTGAGE SECURES A PROMISSORY NOTE IN THE ORIGINAL PRINCIPAL SUM OF
X37,015.18.
The Documentary Stamps and Intangible Tax for this Mortgage and the
Note it secures have been affixed to that certain Mortgage Deed dated
June 25, 1979 and recorded in Official Records Book 312, Page 244 of
the Public Records of St. Lucie County, Florida.

and Mortgagor does hereby fully warrant the title to the Property, and will
defend the same against the lawful claims of all persons whomsoever, provided, .
however, that if Mortgagee is paid the indebtedness described herein, and any
renewals or extensions thereof, and interest thereon, together with all costs,
charges and expenses, including attorneys' fees, which Mortgagee may incur in
collecting same by foreclosure, or otherwise, or in connection with the enforce-
= ment of any term or condition of this mortgage, and if Mortgagor performs and
complies with all of the terms, conditions and covenants contained in this
mortgage and the promissory note described herein, then this mortgage deed and
the estate created hereby shall terminate and be null and void.
Mortgagor hereby acknowledges and agrees with Mortgagee as follows:
