LEASE AND O~~P//TION TO PURCHASE
THIS LEASE, made this d y of March, 1980, by and between
MRS. J. PATRICK BEACOM (a/k/a EMILY P. BEACOM), herein called
the Lessor, and IRVIN L. GRANT and PATRICIA A. GRANT, herein called
the Lessee.
WITNESSETH, that in consideration of the covenants herein
contained, on the part of the said Lessee to be kept and performed,
the said Lessor does hereby lease to the said Lessee the following
described property:
' South 180 feet of North 230 feet of Lt 2 Russeli Estate
Subdivision, Sect. 28, Twnshp 34 S, Range 40 East,
lying E of FEC R.R. Less North 50 feet of W 561
including riparian rights and less road r/w if any,
(2811 North Indian River Drive)
TO HAVE AND TO HOLD the same for the term of one (1) year
from the 10th day of June, 1980, the said Lessee paying therefor
the monthly rent of Nine Hundred ($900.00) Dollars
per month on the 10th day of each and every month for the said
term, the first payment to be made on or before Mav 10,1980
Lessee shall maintain the premises in a neat condition and shall
not do any damage thereto other than normal wear and tear. Lessee

shall maintain the yard in a fashion comparable with that of the

j neighborhood and shall be responsible for mowing, clearing and the

~ general maintenance of the yard.

Lessee agrees that Lessor shall have no responsibility for

property of the Lessee nor any damage to same resulting from any
cause whatsoever. Lessee hereby covenants and agrees that if
default shall be made in the payment of the rent as aforesaid, or
if the said Lessee shall violate any of .the covenants of this Lease,
then said Lessee shall become tenant at sufferance, hereby waiving
all right of notice, and the Lessor shall be entitled immediately

to re-enter and re-take possession of the demised premises.

z Lessee shall carry insurance on the property beginning December
~ 1, 1980, and shall pay the real estate taxes on the property

beginning January 1, 1981.
