LUSCINSKAS, his wife, of the County of !'Martin, State of - Florida, hereinafter called the 'tortgagors, which term as used in every instance shall include the Mortgagors' heirs, executors, administrators, successors, legal representatives and assigns, either voluntary by act of the parties, or involuntary by operation of law and shall denote the singular and (or) plural, and the masculine and (or) feminine and natural and (or) artificial persons, whenever and wherever the context so requires or admits, parties of the first part, and : M .T, • LOUIS J. SAVINI and ANNA L, SAVINI, his wife, herein- after called the Mortgagees, which term shall include the heirs, ~ legal representatives, successors and assigns of the said Mortgagees wherever the context so requires or admits, parties of the second part. And the Mortgagors do hereby covenant with the lortgagees that they are indefeasibly seized of said land in fee simple; that they have full power and lawful right to convey said land in fee simple as aforesaid; that it shall be lawful for the Mortgagees at all times peaceably and quietly to enter upon, hold, occupy and enjoy said land; that said land is free from alI encumbrances; that they will make such further assurances to perfect the fee simple title to said land in the Sortgagees as may reasonably be required; and that they do hereby fully warrant the title to said land and " will defend the same against the lawful claims of all persons whomsoever.
